A typical scenario:
First we will visit to discuss your ideas and advise you of the necessary steps. There are certain proposals that do not require a formal planning application such as small extensions and loft conversions. We will be able to advise you of the appropriate processes once we have visited the project site.
We will visit the site, where a full dimensional survey will be undertaken, so we will can produce architectural drawings of the existing site.
We will then amend the existing drawings to reflect the proposals, including elevations for approval by the client.
Planning Permission is usually required if you intend to alter your home in any way such as an extension, loft conversion, change of use or dividing part of your house for use as a separate dwelling. We will make all the relevant applications and representations to the local authority on your behalf.
If the Local Authority requires the proposal to be revised, we will amend the drawings and re-submit at no extra cost. Fully approved drawings will then be revised for Building regulation approval.
There are normally two stages in obtaining Building Regulation Approval:
The Building Control department will approve the plans submitted to them making sure that they comply with the regulations. Changes may have to be made until they are completely satisfied.
The Building Control department will inspect the works at various stages of the construction and issue a Compliance Certificate upon completion.
Fully approved drawings will be revised as tender drawings to be submitted to selected builders as required.
We will also ensure that you obtain all the certification required, such as commissioning certificates and energy compliance.
